Saggart village development appeal lodged with ABP

PLANS for a mixed-use development consisting of 29 residential units on the site of a former public house and petrol station in Saggart village have been appealed with An Bord Pleanála.
Applicant Thomas Mulligan lodged the planning application which was approved by South Dublin County Council for the development on a 0.42ha site at the junction of Main Street and Boherboy Road, Saggart.

The nature of the appeal lodged with An Bord Pleanála is a financial contribution which was notified on December 21.
The site in question is the former petrol station at the crossroads in Saggart village and also home to the former Saggart Arms pub.
The 29 residential units comprise of two 1-bed units; 16 2-bed units and 11 3-bed units (including terraces and balconies) an office unit (100 sq m), two retail units (87 sq m and 154 sq m), ancillary bin stores (16 sq m) and bike storage area (29 sq m) across 4 blocks (Blocks A to D).
The breakdown for the individual Blocks is as follows: Block A (3 storeys, 1,497 sq m), 7 apartments and 7 duplex apartments; Block B (3 storeys, 851 sq m) 4 apartments and 4 duplex apartments; Block C (3 storeys, 777 sq m), six apartments and 2 retail units and Block D (2 storeys, 243 sq m), the refurbishment, alteration and extension of the existing two-storey former public house (including the demolition of a 3 sq m rear lean-to) and its change of use to 1 office unit and 1 apartment with new bin stores and bike store to the rear.
Also in the plans are the provision of private open space, communal and public open space; surface car parking (30 spaces); all hard and soft landscaping including boundary treatments; SUDS measures including attenuation tanks; PV panels; changes to levels and all other associated site excavation and site development works above and below ground.
Vehicular access will be from Pairc Mhuire to the south. The existing perpendicular public parking on the north side of Pairc Mhuire will be replaced with four perpendicular car-parking spaces on Pairc Mhuire and 2 parallel car-parking spaces on the eastern side of Boherboy Road.
