Tallaght Hospital coffee shop and store for letting

A key trading opportunity for a retail store and coffee shop is available for letting by tender at the Tallaght Hospital in Dublin 24.

Ben Pearson, of commercial property consultants Agar, is inviting established traders to pitch for a five-year licence to operate the 58 sq m (634 sq ft) convenience store and the 198 sq m (2,131 sq ft) coffee shop in the Atrium Concourse.

The unit adjoins the main entrance of the hospital and enjoys an “enormous passing trade”, according to the brochure.

Earlier this year, Tallaght Hospital announced plans to replace the volunteer-run coffee shop with a commercial café.

They wanted to redesign its hospital atrium for the “benefit of patients, visitors and staff” – based on feedback from patient surveys and from visitors and staff.

A hospital spokesman said they appreciated the service volunteers provided to the hospital, but cited constraints in the previous café opening hours and closure at weekends which were not favourable to support a busy hospital.

Tenders for the new retail store and café will be considered on the basis of a number of grounds, including a base rent, together with a turnover “top-up” provision.

The hospital has 600 beds and employs about 3,000 staff. It also handles about 267,000 outpatients annually.
