Tallaght Stadium to ask for bids on vacant unit at North Stand

THE owners of Tallaght Stadium, South Dublin County Council, intend to place an advertisement during this month seeking Expressions of Interest from entities to operate the vacant unit within the undercroft of the North Stand, at Tallaght Stadium.

According to the local authority, the unit is circa 278 sq m and is finished to shell and core only, so any potential tenant will be required to fit out the unit to their requirements, subject to the agreement of the Council.  It is anticipated that the Expression of Interest will require details of the following from any prospective tenant; Previous/Current Experience, including Manpower and Skills; Financial Proposal/Cost Plan; Community Gain and Vibrancy & Vitality.

Councillor Charlie O’Connor raised the issue and asked “the CEO to note that the completed works at Tallaght Stadium have been warmly welcomed and will he now confirm what plans are in place for the use of the units adjacent to the new Shamrock Rovers Club shop? Will he give details and make a statement?”

The council also said the successful entity will have to agree full terms and conditions with the Council and any agreed Lease proposal will be subject to S.183 of the Local Government Act. Any entity taking on the space will be obligated to comply with any planning requirements.

This follows on from the South Dublin County Council agreeing terms with Shamrock Rovers for a new 15-year licence for the use of Tallaght Stadium.

Terms include a licence fee of €190,000 per annum plus VAT.

Rovers, who have been using the council-owned facility since 2009, previously had a licence fee of

€98,000 plus VAT per annum.

According to a report which is due  for agreement by elected members at the upcoming council meeting on April 8, terms have also been agreed with Rovers for a lease of club office and retail space at the stadium, for a fee of €50,000 per annum.

The new office and retail space is located under the new North Stand.

Terms of the 15-year licence, which commences on January 1, 2024, propose a fee of €110,000 in year 1, a licence fee of €150,000 for year 2, and €190,000 payable from year 3.
