13 Warehouse Units Planned for Greenogue
GREENOGUE Industrial Limited has submitted a planning permission application for the expansion of its Greenogue Recycling centre in Rathcoole.
The planning application seeks to construct four warehousing units on the 4.44-hectare site, located off Tay Lane.
Previously, permission was granted by SDCC in November 2024 for the demolition of existing recycling structures on the site and the construction of seven warehousing units, as well as development of footpaths, cycle lanes and parking spaces for both cars and bicycles.
As per the cover letter, the current application seeks a number of minor revisions to the original application but does not seek to amend the consented development; instead, it “provides a full, new planning application in respect of the proposed
development/revisions.”
“The proposed development, whilst being substantially similar to the development permitted under SDCC Reg. Ref. SD23A/0286, incorporates a number of relatively minor design revisions when compared to the consented scheme, although in its essence, it is substantially similar to the consented scheme.”
The development will consist of site clearance works and the demolition of existing derelict recycling structures on site, covering a total area of c. 2,213 sqm.
The proposal seeks to construct 13 warehouses within 4 units, with a maximum height of 15.2 m, as well as the development of all with ancillary office, staff areas, and bin store facilities.
The total floor area of the warehouse development and ancillary office space is c. 18,519 sqm, with Unit A covering 4,972.7 sqm, Unit B 5,232.2 sqm, Unit C, 401.7 sqm, and Unit D 4,912.5 sqm.
Each unit has access to the service yard and the loading / unloading area and access to the site will be provided from the existing entrance to the site via Tay Lane.
New footpaths, cycle paths and an internal road will be developed to provide access throughout the site, and 120 car parking spaces with 26 EV spaces and 100 secure, sheltered bicycle parking spaces will serve the warehouse units.
The proposal also includes the construction of three Substations and two sprinkler tanks and pump houses.
All ancillary site development works to include the minor realignment of site entrance, landscaping, internal roads, drainage, utility services, service yards, loading/unloading areas, level access goods doors, dock levelers, site lighting, boundary treatments, signage, underground foul & storm water drainage network, PV panels, Suds, swales, attenuation and all associated above and below ground works.
The site comprises brownfield lands which are currently occupied by the Greenogue Recycling Facility and the wider lands to the north are characterised by warehousing/business park developments, including the Greenogue Business Park and the Aerodrome Business Park.
The Citywest Business Campus and Baldonnell Business Park are located further east of the subject site. The subject site is strategically located, being approximately 900m from the N7 and 9.5km from the Red Cow interchange, providing links the M50 and the wider national road network.
