Belgard to Cookstown connection link planned

PLANS for the construction of a two-way single carriageway road connecting Cookstown Industrial Estate Road to Belgard Road will go out for public consultation in the new year.

The proposed new street will form part of a wider integrated street network, which will result in the creation of a new permeable street connecting Airton Road to Cookstown Road via an approved Part 8 development, according to South Dublin County Council.

Three signal-controlled junctions are to be constructed on the new road.

They are to be located at the junction of the Cookstown Industrial Estate Road with Airton Road Extension, the junction of Airton Road Extension with the entrance into Belgard Retail Park, and the junction of Airton Road Extension and Belgard Road.

According to South Dublin County Council, the part 8 public consultation stage for the road is expected to commence in January 2022, subject to finalising consent with the affected landowners.

Work on the development of another link road which connects to Cookstown, specifically linking Fourth Avenue in Cookstown and Belgard Square North, was completed last year.

Both Belgard and Cookstown are primed to be a hub of construction activity as a result of numerous substantial residential developments in the locality.

In Cookstown, the development of 252 build-to-rent apartments at 66 and 67 Fourth Avenue, and a 196-unit residential development at Units 5A-C on Second Avenue, have been granted planning permission.

Plans for the construction of a nursing home and 139 apartments at Unit 21 in Cookstown Industrial Estate were refused planning permission by South Dublin County Council last September, however the local authority’s decision is currently being appealed to An Bord Pleanála.

In Belgard, property developer Marlet has received permission for a substantial residential development on the Belgard Road, to consist of 438 apartments, a 403-bed-space student accommodation scheme and a new urban quarter.

The former Cable and Wireless site on the corner of Airton Road and Belgard Road is set to house 328 apartments, across two apartment blocks, after developer Power Scaffolding Supplies Ltd was granted planning permission last year.

The Tallaght District Heating Network, trading as Heatworks – Ireland’s first publicly owned, not-for-profit energy company, which will provide low-carbon heat sourced from an Amazon data centre on the Belgard Road to local community buildings – is also located nearby.
