Mixed-use development plans for site at Ballymount Lower

A MIXED-use development for a site on Ballymount Road Lower in Walkinstown has been proposed, with 31 residential units included within the plans.

The development is proposed for a site that is currently the location of house numbers one to four Ballymount Road Lower, with plans to demolish the current residential buildings located on the site.

An application for the development was received by South Dublin County Council on August 26 and is for the construction of five retail units, and 31 residential units over three blocks.

Included within the residential element will be 13 three-bedroom apartments, 11 of which will be duplex, 12 two-bedroom apartments and six one-bedroom apartments.

There is also provision for the creation of 36 surface level car parking spaces, along with boundary treatments and landscaping throughout the site.

A larger development on the same site was previously refused permission in October 2015 following a number of submissions that raised concerns about traffic, the height and design of the buildings and the lack of car parking in the area.

It was proposed to construct 79 apartments over three blocks with a maximum height of seven-storeys, along with a 120-space ground level communal car park.

The original application for the current proposal was deemed invalid on August 19, due to its non-compliance with Part V (social housing) regulations.

In the pre-planning consultation for the proposed development, the applicant was advised to incorporate any public realm improvements into the new scheme, and to re-think the space interface along Ballymount Road Lower, in the context of heavy traffic volumes and the residential amenity of future occupants.

A decision on the current application is due from South Dublin County Council by October 20, and third party submissions on the proposal will be accepted until September 29.
