Only 292 houses to rent in Dublin

THERE are only 292 houses available for rent in Dublin at present, while rents have increased by 12.6 per cent nationally compared to last year, according to the latest Daft.ie Rental Price Report.

Published on Wednesday morning, the rental report for the second quarter of 2022 brings into sharp focus the issue with housing supply and spiralling rents around the country.

The report shows that there has been an increase in rents by an average of 12.6 per cent, which is the highest increase seen in rental costs since the Daft.ie Rental Price Report first launched in 2005.

Average monthly rents in Dublin 24 have risen across the board compared to last year, with a one-bed apartment being €1,334, showing a 5.1 per cent increase.

The average rent for a two-bed house in Dublin 24 is up by 6.8 per cent to €1,614, a three-bed is up by 4.5 per cent to €1,971, while a four-bed is up by 5.4 per cent to €2,399.

Average rents in Dublin 22 have also followed the same trend, with the average cost for a one-bed apartment increasing by 7.2 per cent to €1,319.

Rental costs for a two-bed house in Dublin 22 have increased by 8.9 per cent to €1,596, a three-bed has gone up by 6.6 per cent to €1,948, while a four-bed is up by 7.4 per cent to €2,371.

The outlook is similar in Dublin 20, where the average rent for a one-bed apartment is up by 3.1 per cent to €1,336.

The average rent for a two-bed house in the same area is up by 4.8 per cent to €1,617, a three-bed is up by 2.6 per cent to €1,974, while a four-bed is €2,402, showing a 3.4 per cent increase.

Rents are higher in all of the 54 markets around the country covered by the Daft.ie Report, with the smallest year-on-year increase being 7.3 per cent in Dublin 20.

South Dublin County has the most expensive average rent in the country at €2,387, followed by South Dublin City at €2,264.
