Plans to change storage unit into a marketing showroom

ADDITIONAL information has been submitted in relation to plans for storage and production units on Orchard Avenue in Citywest Business Park to be changed into a marketing suite/showroom, and an automotive academy and training area.

The plans for units 2007 and 2008 were submitted by Gowan Distributors Limited last August, after the units went on the market for €659k earlier that month.

The units previously housed UTC Fire and Security Ireland Limited, and was described in the property listing as a “quality production facility” with two-storey office accommodation to the western elevation.

In the application for the change of use, Gowan Distributors noted that the changes are “within parts only of the existing building” centred on storage and production.

The changes include the use of an area to a marketing suite/showroom, the development of an automotive academy and training area, and the construction of additional ancillary office/welfare accommodation at ground and first floor levels.

Provision of a two-storey briese soleil/sun shade structure to the south elevation, 14 new car parking spaces and 25 new electric car charging points is included.

Last October, South Dublin County Council requested additional information from the applicant including details about tree replacement/mitigation measures, a report showing surface water attenuation calculations, and a breakdown of current and proposed car parking and bicycle parking.

Gowan Distributors submitted the requested additional information last month. A decision on the application has not yet been made by South Dublin County Council.
