SDCC earmarks site for 1,000 homes project
By Maurice Garvey
SOUTH Dublin County Council has identified a school and retail site for the development of 1,000 homes at Kilcarberry Grange Integrated Housing development in Clondalkin.
The school site will be retained until delivery in conjunction with the Department of Education.
A severe shortage of social houses in Clondalkin is one of the reasons South Dublin County Council are eager to proceed with proposals for 109 social houses in Kilcarberry-Grange.
According to SDCC, the development of the other 900 units will be paid for through the Department of Housing Planning and Local Government.
Up to 30 per cent of the 900 units will be set aside for social houses.
The 109 social houses is to be carried out under a PPP (Private Public Partnership), and will be leased to a developer for 25 years.
Maintenance and upkeep services are provided for a period of 25 years after construction. After this, the units are then returned to the local authority.
The 900 units are not under a PPP arrangement, according to SDCC.
Construction of 600 private homes within the proposed 900 homes, will be carried out as part of a joint venture project.
There are currently 8,300 applications on the council’s housing list.
SDCC are reported to receive approximately €15 million for the land which will be reinvested back into local housing.
Expected delivery date of the housing scheme is before the end of 2019.
