Soccer club sells land for development of 43 houses
PLANS for a housing development on Cloverhill Road, along with new changing room facilities for Ballyfermot United Sports and Social Club (BUSSC), have been lodged with South Dublin County Council.
Applicants Pathway Homes lodged the plans on April 20 – which contain proposals for a residential development of 43 houses at Cloverhill Road, and a new changing room facility for the high profile football club.
The 3.8 acre site is bordered by the M50 motorway to the west and an apartment development at Coldcut Park to the north.
To the south of the land, lies training grounds of BUSSC, and beyond that, a visitors parking site, associated with the nearby Wheatfield Prison.
Ballyfermot United were granted permission to develop a new clubhouse and all-weather pitches with floodlighting in 2010 – but the downturn in the economy scuppered those plans.
In December 2014, the club agreed a deal with a developer to sell part of their land to fund this latest development.
As part of the deal, it was agreed that the developers would build a new dressing room for the club – estimated to cost in the region of €100,000 – along with ancillary site works.
The football club will retain ownership of their grounds at Cloverhill, whilst Pathway Homes will take ownership of 3 acres for the residential development.
BUSSC Chairman Brendan Graham said shipping containers the club are currently using for dressing rooms and storage are “in tatters.”
“They are still in use at the moment but they’re badly run down,” said Mr Graham.
“The new dressing rooms will be state of the art and big a massive benefit to the club. Hopefully, planning permission is granted, and that the dressing rooms will be available to the club next season.”
As part-owners of the land in Cloverhill, BUSSC gave consent to Pathway Homes Ltd – a development and real estate company based in Sligo – for the planning application.
Plans contain proposals for new access roadways into the club and the residential development from Cloverhill Road, a new single storey changing facility for BUSSC, a boundray wall, and access gates and parking at the club for 37 cars and two buses.
The housing development contains proposals for 43 units, mostly three-bed terraced homes.
South Dublin County Council are due to make a decision on the planning application by June 14.
