Link road from Cookstown to Belgard Square commences

CONSTRUCTION of a link road from Belgard Square North to Cookstown Industrial Estate in Tallaght commenced on Monday.
The project will entail the extension of the existing Cookstown Road to connect with Belgard Square North, and there will also be a new signalised junction with pedestrian and cyclist crossing facilities.

A new footpath and cycle track will be developed along both sides of the link road; improvements will be made to existing pathways, cycle-ways and crossings, and there are provisions for new public lighting, signage and street furniture.
In February 2018, the council stated in its report following the Part 8 public consultation stage for the link road, that it “seeks to support and facilitate the regeneration of underutilised industrial lands . . . for a more intensive mix of enterprise and/or residential-led development.”
Cookstown Industrial Estate and surrounding areas are set to undergo major changes as a number of sizeable residential developments in the locality have received planning permission, showing a tilt towards residential uses in the industrial estate.
Planning permission was granted to developer Pyrmont Property Developments Limited last year for the construction of a 107-apartment unit development on Second Avenue in the industrial estate.
The same developer also received planning permission for a separate 196-unit residential development last July, also to be located on Second Avenue.

Property developer Marlet received permission for a substantial residential development nearby on the Belgard Road, to consist of 438 apartments, a 403 bed-space student accommodation scheme and a new urban quarter.
Plans for the demolition of existing industrial buildings at the Glen Abbey Complex in the Cookstown Industrial Estate, to make way for the development of 211 apartments, are currently under consideration by An Bord Pleanála.
The link road will likely service these future residential developments, with the local authority stating that the construction of the road is “essential to facilitate the future development of the Cookstown area”.
The Cookstown area was rezoned to instead facilitate enterprise and/or residential-led regeneration in the South Dublin County Council Development Plan 2016-2022.
