Plans for 16 modular apartments for people at risk of homelessness
SOUTH Dublin County Council has shared plans to provide 16 modular apartments for local people experiencing or at risk of homelessness in Clondalkin.
At the latest Area Committee Meeting, SDCC’s Senior Executive Architect presented elected members with a modular housing pilot project to help address homelessness in the area.
Mayfield Court in Clondalkin LEA was selected as the site to develop these homes following a selection process that considered several elements such as zoning, site access and benefits to the community.
The 15 one-bedroom apartments will be located across four two-storey buildings. The ground floor units will have own-door access from the street, while the eight first floor units are accessed by external stairs, shared between pairs of units.
Two bungalows and two one-bedroom UD/Age-friendly homes will be located alongside a shared community garden which will be accessible for the wider community.
In July 2025, all elected members were presented with the Dublin Regional Homeless Plan 2025-27, which set out plans to provide adequate and equitable emergency accommodation, with a commitment to reduce the reliance on the private sector for emergency accommodation.
As part of this Plan, Clondalkin will see approximately 16 own-door apartments and two additional UD bungalows which will be age-friendly or constructed specifically for people with disabilities.
SDCC stated that these apartments will supply “high-quality short- to medium-term accommodation that feels like home, with a clear pathway to a permanent home as such accommodation becomes available.”
Mayfield Court is a 1.8-hectare L-Shaped site and is “almost completely vacant.” The Senior Executive Architect told Councillors that one resident is still living on-site but has accepted an offer of relocation.”
It has been reported that there have been “some issues on the site which have caused some nuisance to neighbours in terms of antisocial behaviour, abandoned vehicles, and waste.”
Councillors shared their satisfaction with the Scheme, but concerns were raised regarding the costs related to modular homes.
The Manager confirmed that funding is available from the Department for the construction of emergency accommodation and that the full costs related to the development remain unknown but will become clear as the scheme enters the next stage.
The timeline provided predicts an estimated completion date for the final six months of 2027.
